Who We Are and What We Do
Alphajriver is a boutique real estate agency based in Malindi, on Kenya's north coast, serving buyers, sellers, landlords, tenants, and investors.
Alphajriver was founded in 2014 by advisors who had each spent at least five years in the Malindi property market before opening their own practice. The founding premise was simple: clients in a market as nuanced as the Kenyan coastal corridor deserve an agent who knows the difference between a beach-plot with clean title and one encumbered by a communal land claim — and who can explain that difference clearly, in plain English, without resort to industry jargon. Today, Alphajriver operates a portfolio of active listings across Malindi town, Silversands, Casuarina, and the Watamu corridor, and has completed more than 340 transactions since inception. The client base includes Kenyan nationals relocating from Nairobi, international retirees, diaspora investors, and commercial operators seeking income-producing assets on the coast. Every client, regardless of budget, is assigned one named advisor who manages the relationship from the first conversation to the final registration. There are no handoffs and no junior substitutes. The amber-gold landscapes and warm equatorial light of this coastline are reflected not only in the properties we present but in the unhurried, attentive manner in which we work.
How We Work — Process, Values, and Honest Limits
Alphajriver's process is transparent by design, and our advisors are trained to tell clients what they need to hear, not what they want to hear.
Every new client engagement begins with a structured briefing call — typically thirty minutes — during which an advisor maps your objectives, timeline, and budget against current market conditions. For buyers, we commit to a shortlist within five working days. For sellers, we commit to a written marketing appraisal and pricing recommendation within three working days of a site visit. Valuation reports are delivered within ten working days of instruction, and consulting sessions are booked within a week of request. These are real service standards, not aspirations. Alphajriver serves clients who are ready to engage seriously with the Malindi market. We are not suited to clients who require a guaranteed completion date (the Land Registry timeline is outside anyone's control), or who are seeking development finance or construction management — those services are best provided by specialists we are happy to introduce but do not ourselves offer. We cover the Malindi, Watamu, and northern Kilifi Coast corridor; we do not currently have advisors covering Mombasa, Diani, or Nairobi, and we will say so rather than take an instruction we cannot serve well.
