A conventional agency assigns the largest number of properties to each negotiator and optimises for throughput. Alphajriver works differently. Each client relationship — whether you are buying a single plot or building a coastal portfolio — is managed by one named advisor from opening enquiry to completion. That advisor attends every viewing, writes and negotiates every offer letter, liaises with the conveyancing advocate, follows up with the Land Registry, and is contactable outside office hours for urgent matters. The amber-gold light of the Malindi coast is more than a backdrop; it is the environment our advisors have worked in, in some cases for over a decade.
What Each Service Covers

Sales — Buying or Selling
For buyers: property search, shortlisting, site visits, offer drafting, title due diligence, negotiation, and transfer coordination. For sellers: valuation, marketing strategy, qualified buyer identification, and sale management through to registration. Alphajriver charges a standard commission on completion; there are no upfront search fees.
Rentals — Letting and Management
For landlords: tenant sourcing, credit and reference checks, lease preparation, deposit handling, periodic inspections, and rent collection. For tenants: property search matched to your requirements, tenancy negotiation, and move-in coordination. Rental management fees are fixed monthly, not a percentage of rent.
Valuation — For Every Purpose
Alphajriver prepares formal valuation reports for sale pricing, bank financing, insurance replacement value, probate, and matrimonial proceedings. Each report references a minimum of five comparable transactions within a two-kilometre radius of the subject property and is signed by a qualified valuer registered with the Institution of Surveyors of Kenya.
Consulting — Before You Commit
A two-hour structured consulting session covers: current market conditions for your target area and property type; title risk assessment; yield modelling for rental or development scenarios; and an honest appraisal of what the Kenyan coastal market does not suit — certain development timelines, certain title types, and certain exit assumptions that frequently disappoint first-time investors.
What Alphajriver Does Not Do — and Why That Matters
Clarity about our scope protects you from mismatched expectations.
Alphajriver does not act as a property developer, a mortgage broker, or a licensed conveyancing advocate. For development projects, we can introduce you to qualified contractors, but we do not project-manage construction. For financing, we can refer you to lenders familiar with coastal property transactions, but we do not advise on loan structuring. Legal title work is handled by an independent advocate of your choosing; we facilitate and coordinate, but we do not provide legal advice. We are also frank about timelines: title registration at the Malindi Land Registry can take between eight and twenty weeks depending on current workload, and no agent — including Alphajriver — can guarantee a fixed completion date. These boundaries are not limitations; they are the reason clients trust the advice we do give.
